Quality of Life
As the region grows, we can look more like Northern Virginia or we can retain our country charm. staynearby.com is an effort to delay the need for building hotels and motels. As local residents are joined into a virtual hotel, the need for adding hotel rooms is mitigated. Let's keep our neighborhood looking like our neighborhood. Open a room in your home to a guest today.

Staynearby.com is a "Rental Referral Agency"
We are not a real estate company.
We do not manage property.
We do solve your "Reservations" problems.
We refer people looking for lodgings to people who have a place that they are willing to rent.
We do take pictures of your place and list it on our website.
The most difficult part about opening your home to the public is being available to answer questions and make reservations. Few people care to be receiving phone calls form people who may or may not stay in their facility. staynearby.com takes the load off by filtering these phone calls and actually making the necessary reservations.
We collect a reservation deposit that is our fee for this service. The home owner is totally responsible for all other aspects of the guest's stay. The home owner meets, greets, provides linens, etc. and collects the payment for the number of nights their guest stay in their facility.
If you participate in staynearby.com's reservation system, you are responsible for letting us know if your facility is not going to be available for any reason. If you have not made it unavailable, it is assumed to be available and reservations will be booked on available dates. You must have email or a fax machine to receive notices of reservations made at your facility.
THE FOLLOWING IS NOT OFFERED AS LEGAL ADVICE BUT AS AREAS THAT NEED TO BE INVESTIGATED BEFORE YOU RENT OUT A ROOM OR A HOUSE FOR AN OCCASIONAL BOARDER
Taking in boarders to supplement a family’s income is a time honored American tradition. Today there are zoning, insurance and health regulations that could affect this activity. The Keels have researched this and discovered that the absence of meals being served separates the rental of a room from the more restrictive environment associated with hotels and bed and breakfast establishments. Insurance companies still offer an amendment to homeowner policies that cover the occasional boarder. Zoning rules can be more restrictive, if homes are zoned “single-family residential.”
IF YOU SERVE FOOD YOU MUST COMPLY WITH HEALTH DEPARTMENT REGULATIONS.
ZONING LAWS DISTINGUISH BETWEEN SINGLE AND MULTIPLE FAMILY DWELLINGS. IF MORE THAN ONE FAMILY IS STAYING IN A PROPERTY, THE PROPERTY MUST BE ZONED FOR MULTIPLE FAMILIES. (This restriction is subject to interpretation by local zoning boards. If it were to be strictly applied, unmarried couples and students sharing a house could be considered in violation of zoning laws.)
IF YOU CHARGE FOR A ROOM, YOU MUST COLLECT A 4.5% TAX AND FORWARD THIS MONEY TO THE COMMONWEALTH OF VIRGINIA
INSURANCE COMPANIES DO SELL RIDERS FOR HOMES THAT TAKE IN THE "OCCASIONAL BOARDER". THESE ARE USUALLY INEXPENSIVE ADDITIONS TO YOU CURRENT POLICY.
